What does the free insulation energy audit include?

A trained K. Guller surveyor walks your mechanical spaces — boiler and chiller plants, mechanical rooms, pipe chases, and accessible distribution — and documents every bare, damaged, or wet insulation surface, then delivers a written report that ranks each finding by annual dollar loss and payback. You get:

A bare-surface inventory

Every uninsulated valve, flange, pipe run, tank, and equipment surface, photographed and located

Damage findings

Wet, crushed, or missing insulation (wet insulation isn’t insulating — it’s corroding your pipe)

Dollarized losses

Energy loss per item using the National Insulation Association appraisal methodology, in BTUs and dollars at your utility rates

Ranked by payback, so the two-month-payback items are separated from the two-year ones

There’s no catch, just a straightforward business model: most audits find enough fast-payback work that owners hire us to fix it, and that remediation work is how we get paid. The audit itself — the walk-through, the measurements, and the written report — costs you nothing and obligates you to nothing. For very large or multi-building campuses, we may recommend a full NIA-method engineering appraisal after the free audit; if so, we’ll say so up front with a price.

Who performs the audit and the remediation?

The same company, end to end — and that’s the point. The audit is overseen by K. Guller’s NIA Certified Insulation Energy Appraiser, using the insulation industry’s standardized appraisal methodology. The remediation is performed by union Heat & Frost Insulators (Locals 14, 23, 38, 89) from a contractor with a Highwire Gold safety rating — so the findings translate directly into a crew that can execute them, in occupied buildings, without a hand-off to a third party. 

What buildings qualify?

Commercial and industrial facilities in eastern and central Pennsylvania, New Jersey, and Delaware: hospitals, campuses, industrial and process plants, data centers, offices, and multifamily mechanical plants. We audit occupied, operating buildings — that’s normal for us. (We don’t audit single-family homes; this is a commercial service.)
